These Are Northern Virginia’s 20 Hottest Zip Codes

by Ritu Desai

Anyone who’s thought about buying or selling a home in Northern Virginia already knows the market here doesn’t “cool off” the same way it does in other parts of the country. But within NoVA, some zip codes are clearly hotter than others, selling faster, closing above list price, and drawing serious competition.

Below is a breakdown of Northern Virginia’s Top 20 hottest zip codes, along with what’s driving demand in each area and what it means for buyers and sellers right now.

How the “Hottest Zip Codes” Ranking Was Determined

This ranking uses Bright MLS data from December 1, 2024 through November 30, 2025. To qualify, a zip code needed at least 120 sales during that 12-month period.

The rankings were weighted using:

  • The percentage change between median list price and median close price

  • Median days on market (DOM) over the same time frame

Population, education levels, household income, and total households were not included as ranking factors.

What Makes These Zip Codes So Competitive?

1) Fairfax County “Space + Convenience” Corridor

22015 (Burke), 22039 (Fairfax Station), 22152 (West Springfield), 22032 (Fairfax)
These areas hit the sweet spot: more space and a suburban feel, while staying close to major commuting routes and everyday conveniences. Homes also tend to be in established neighborhoods, which often means mature trees, larger lots, and strong community ties.

What it means:

  • Sellers often benefit from speed (DOM under 10 is the norm here).

  • Buyers should be ready to move quickly, and stay open-minded on cosmetic updates.

2) Alexandria’s Walkability vs. “Newer + Easy Metro” Living

22301 (Del Ray) & 22305 (Potomac Yard)
These neighboring zip codes attract buyers who want city access, but they deliver very different lifestyles. Del Ray is known for character and that “everyone knows everyone” vibe. Potomac Yard is more modern, more condo/townhome-friendly, and commuter-focused (especially with Metro access).

What it means:

  • Del Ray often wins on charm and lifestyle.

  • Potomac Yard is ideal for buyers who prioritize convenience, newer construction, and low-maintenance living.

3) Vienna + South Reston: Parks, Dining, Schools, and “Everything’s Close”

22181, 22182, 20191
Vienna and South Reston remain consistently popular because they combine strong amenities, parks, trails, dining, shopping, and commuting options, with a wide range of housing styles (from older ramblers to luxury new builds).

What it means:

  • Sellers: Presentation matters. In hot areas, “move-in ready” usually brings the strongest offers.

  • Buyers: These zip codes often reward strategy, strong financing + clean terms.

4) Bristow + Gainesville: Growth, Value, and Family-Friendly Living

20136, 20155
These areas continue to pull buyers who want more home for the money, newer communities, and access to major roads (plus commuter rail options nearby). Retail and entertainment options have expanded a lot over time, keeping these areas attractive year after year.

What it means:

  • Expect competition, especially for well-kept homes priced correctly.

  • Sellers: Pricing right from day one is still the biggest advantage.

5) Loudoun’s Standout: Leesburg

20176
Leesburg offers a mix you don’t find everywhere: historic downtown charm, higher-end neighborhoods near the Potomac, and more open space as you head outward. The demand is clearly reflected in sales volume here.

What it means:

  • Buyers should pay attention to commute patterns (Route 7/15 timing matters).

  • Sellers can lean into lifestyle marketing: walkability, downtown events, and unique local spots.

6) Arlington + Falls Church: Limited Inventory, High Demand

22205, 22046
These areas attract buyers who want proximity to DC, strong community amenities, and that “everything is close” lifestyle. Inventory can be tight, which often pushes urgency when a good home hits the market.

What it means:

  • Buyers: be prepared (and decisive).

  • Sellers: staging + professional marketing can create a bidding environment fast.

Quick Takeaways (If You’re Buying or Selling in NoVA)

  • Days on market are extremely low in the hottest zip codes, many are hovering around 6–9 days.

  • In several areas, the median close price is higher than the median list price, which usually signals strong demand and competitive offers.

  • “Hot” doesn’t mean “easy”, buyers still win with the right strategy, and sellers still need strong pricing and presentation.
