Real Estate Investing: Buy and Hold vs. Commercial vs. Land
Most people ask me how to start investing. Almost nobody asks what I’d skip. Here’s the honest ranking, and why the top three matter most.

So here they are, all six strategies, ranked honestly, including the two I don’t recommend to most people. This is opinion, not advice. Take what’s useful and leave the rest.
#6 Wholesaling
Lowest barrier to entry, and that’s exactly the problem. You never own anything. It’s a sales business dressed up as an investing business. If you don’t love cold calling, you won’t last a year.
#5 Fix and Flip
The one everyone wants to start with. It’s a job, not an investment. Carrying costs, permit delays, and one bad surprise behind a wall can eat a whole margin. I’ve watched good people work six months for nothing.
#4 Buy and Hold
This is where I’d start. It’s boring on purpose. Someone else pays down your loan, you keep the appreciation, and time does most of the work.
Boring compounds.
#3 Commercial
Better numbers, longer leases, and tenants who maintain their own space. Higher barrier to get in, which is exactly why fewer people compete with you. Worth growing toward.
#2 Partners
Not really a strategy on its own, more like the thing that gets you into the other ones years sooner than you could alone. Just put the structure in writing before any money moves. Every partnership horror story I know started with a handshake.
#1 Land
My favorite, and it’s not close.
Here’s the whole thesis: they are not making more of it here. Every strategy above is built on top of a piece of land that already exists. In the DMV, between the jurisdictions, the zoning, and what’s happened to Loudoun over the last decade, that supply only moves one direction.
Everything else is a play. Land is the board.
So, which one are you in?
Which strategy are you in right now, or which one are you trying to get into? Drop a comment below, reply on YouTube, or send me a message directly, I’ll tell you honestly what I think.
Note: This isn’t financial or tax advice, just my opinion after a lot of years in this market. Talk to your CPA before you buy anything.
