The DMV housing market is officially shifting from the fast-paced spring season into a slower, steadier summer rhythm.

Inventory is rising across many parts of the DMV, giving buyers more choices and a little more breathing room compared to earlier this year. At the same time, prices overall are staying relatively flat, but the market still feels very mixed depending on the area and property type.

The DMV market is not crashing and it is not exploding. It is moving slowly, steadily, and strategically into summer.

What Buyers and Sellers Should Know Right Now

Single-family homes in desirable neighborhoods are still seeing strong activity and, in some cases, multiple offers. Meanwhile, homes sitting longer are creating opportunities for buyers, especially in the new construction market where builders are becoming more open to incentives, rate buy-downs, and negotiations.

✔️ More Inventory

Buyers are starting to see more options across many parts of the DMV, creating a little more breathing room compared to the spring rush.

✔️ Prices Are Steady

Prices overall are staying relatively flat, but activity still varies depending on location, property type, and condition.

✔️ Strong Homes Still Move

Well-priced single-family homes in desirable neighborhoods are still attracting strong buyer attention and sometimes multiple offers.

✔️ Buyer Opportunities

Homes sitting longer may give buyers more room to negotiate, especially when sellers are ready to make a move.

✔️ Builder Incentives

New construction buyers may find more flexibility through incentives, rate buy-downs, and possible negotiations.

✔️ Investors Are Watching

Investors are starting to re-enter the market and are paying close attention to homes that have been sitting longer.

Interest Rates and the “New Normal”

Interest rates are expected to remain fairly stable for now as inflation continues to stay elevated. That means many buyers and sellers are adjusting to the idea that today’s market may simply be the “new normal” for a while.

Understanding local nuance matters more now than ever. The right strategy depends on your specific neighborhood, price point, property type, and real estate goals.
